What is the address of the property securing the note?
The Property address can only be found in the detailed note information. In order to access that information you will need to register your information, agree to our confidentiality statement, and wait approximately 24 hours for our staff to review your information and provide you with an access code.
How much time will I have to evaluate a note?
Others may be evaluating the note at the same time that you are. The note is available for sale and due diligence review until it is sold.
Who else knows about these notes?
Once a note is made available to CNB to advertise, we distribute the information to as many qualified potential buyers as we can.
Can I make an offer lower or higher than the stated price?
Yes
What deposit is required to hold the note?
Notes available for sale can not be ‘held’. However, if you desire an exclusive short period in which to conduct due diligence on a particular note that you are interested in, an option on that period of time can be purchased in most cases from CNB.
What type of financing is available to acquire these?
Most buyers pay cash. However, you are free to line up financing on your own for the purchase. Settlement with the banks selling the note will be in cash.
What will the typical return on a note be?
That will vary greatly depending on whether the note is non- sub- or performing and what the goals of the potential purchaser are.
Why do you want so much information about me?
To ensure that any potential note purchaser isqualified and serious about buying and has the capacity to do so. Additionally, since the information in the detailed credit file uploaded to our system is very sensitive, we, along with the bank selling the note, wish to protect the distribution of the sensitive information.
